Neversweat Property Management was founded with a simple goal: to provide reliable, detail-driven property management for homeowners across the Hamptons and Shelter Island.
After years of working hands-on in high-end homes and seeing the gaps in communication, oversight, and accountability, Mike and J.T. built Neversweat to raise the standard. Too often, homeowners were left chasing contractors, dealing with preventable issues, or worrying about their properties while away.
Neversweat was created to eliminate that stress.
What began as a focused property oversight service has grown into a full-service operation offering comprehensive property management, renovations, painting, vendor coordination, and premium handyman services. Today, Neversweat manages and improves luxury homes with the same level of care and precision as if they were our own.

Mike Guanci
Mike made the East End his permanent home after growing up in Wakefield, Massachusetts. Known for his proactive approach and unwavering commitment to protecting homeowners’ investments, he specializes in delivering attentive, detail-driven service. Mike is responsible for initial client consultations, conducting weekly property inspections, and overseeing vendor coordination to ensure every aspect of a home is maintained to the highest standard.
Mike graduated from Trinity College with a degree in Economics, where he also played baseball.
Now residing on the North Fork with his wife, Theresa, Mike is an active member of the Southold Fire Department, proudly serving the local community and demonstrating the same reliability and dedication he brings to every client and property.
JT McCarthy
J.T. is a lifelong East End professional with a strong background in property management, operations, and client service. He holds a degree in Accounting from Fairfield University, giving him a strong foundation in financial oversight, budgeting, and asset protection — all critical when managing high-value homes.
As a business owner and hands-on problem solver, J.T. understands both the operational and financial sides of maintaining luxury properties. He specializes in property oversight, vendor management, renovations, and strategic planning to protect and enhance each client’s investment.
In addition to his professional work, J.T. proudly serves as a volunteer with the Southold Fire Department. His commitment to service, responsibility, and the local community carries over into how he manages every property — with reliability, urgency, and accountability.
His philosophy is simple: a well-managed home should never be a source of stress.
